Real estate inspections or sometimes called building inspections is the process where a potential buyer walks into real estate open inspections or open homes and check the condition of a property prior to purchase. Buyers often hire a licensed home or building inspector to perform structural checks and create home or building inspection reports before the buyer makes the purchasing decision.

Why real estate inspections are important

Before going through with a purchase, buyers should fully understand the condition of the property. An inspection can identify safety hazards, necessary repairs, and potential problems. By having this knowledge, buyers can make an informed decision about whether to move forward with the purchase or not.

House inspection checklist

A house inspection checklist is used to conduct an inspection to confirm that all areas of a property is in proper working condition. It is also used to identify any potential major or minor problems with the property. As each item on the checklist is verified, the inspector can check it off, knowing that all parts of the equipment have been accounted for. When inspecting the property, take advantage of the time to do the following checks:

  1. Make sure windows and doors are unobstructed and can open and seal properly.

  6. Try flushing all toilets in the house to see if the water tank is leaking.
  7. Make sure to check under your sinks for any leaks or damage. Also, give the pipes a shake to test their sturdiness. Be on the lookout for rust or other signs of wear and tear.
  8. Inspect the hot water system for any signs of damage or leaks, taking note of its size and age. Also, check for dampness around wet areas.
  9. Check the heating and cooling systems. Make sure the furnace is in good condition and that the AC unit is blowing cold air.
  10. Begin by checking light switches and the fuse box to get an idea of how old the wiring is.
  11. Look at exterior for any cracks in the foundation, damage to the roof or gutters, and signs of pests.
  12. Check interior for any water damage, structural issues, and electrical problems.
  13. See if the home has an energy efficiency rating.
  14. Make sure all the major appliances are in good working order.
  15. While walking around the property, be sure to pay attention to how noisy it is. It may be helpful to test the noise levels at different times of day.
  16. Take note of any strong smells coming from nearby restaurants or waste treatment plants.
