October 2023 quarter
Dr Nicola Powell   Chief of Research and Economics
Sydney’s housing market recovery moved through its third quarter of house and unit price growth – a rising stretch that hasn’t occurred since 2021. This has pushed annual house price gains to an 18-month high. For units, it is the first annual gain in 18 months. Despite the continual rise, the current pace of quarterly growth has roughly halved compared to the previous quarter. Since reaching a trough in December 2022, house prices have recouped $136,000 of the $148,000 value lost during the 2022 downturn – leaving only $12,000 to recover (or 0.8%). Sydney house prices are on track to reach a new record high before the end of 2023.
