Yet, quarterly buyer enquiry volume across Sydney still outpaces last year. Rate cuts – and the prospect of more – are fuelling confidence, while many owners who listed early left April’s pipeline lean and some potential sellers sat tight until the political dust settled. Total stock is still higher than a year ago, but its growth is slowing as motivated buyers absorb listings faster, indicating the market is shifting.
