Sydney has begun the year with a meaningful lift in activity. New listings rose sharply through January, marking a stronger-than-usual seasonal rebound, while total supply has also edged higher, giving buyers more choice without materially easing competition. Clearance rates have strengthened to their highest levels since mid-2023 — a seasonal lift that’s common early in the year when auction volumes are lighter and buyers who paused over summer re-engage. Selling conditions remain firm, with discounting still low by historical standards and distressed listings at multi-year lows. Following February’s rate hike, momentum is expected to become more measured, but tight supply settings suggest moderation rather than reversal.
