Market wrap for Strathfield – Burwood – Ashfield

February 2026 quarter

Dr Nicola Powell

Chief of Research and Economics

Sydney has seen a strong lift in listings, with new supply reaching a record high for February and total stock also rising, improving choice for buyers. Auction volumes were also strong, contributing to an easing in clearance rates through February — though they remained relatively firm at 67% — and have continued to trend lower into March following a strong start to the year. The increase in supply is beginning to take some pressure out of the market, reflected in a gradual rise in days on market. With affordability already stretched, Sydney remains the most exposed to higher interest rates, which are expected to weigh on momentum over the year ahead.
